Site selection is where a development is won or lost, long before a plan is drawn. The checks are prosaic and mostly involve reading documents.
Verified flood-free land backed by engineering reports. Council water, sewer and underground power already at the boundary. A supermarket within walking distance rather than a drive.
At Bushland Beach those checks produced eight titled lots between 402 and 647 square metres, on a new cul-de-sac with an eight-metre internal road. None of that is visible in a photograph, and all of it matters.
