Torrens title, strata, and what the levy really covers

Two identical-looking villas can carry very different ongoing costs. The difference is in the title, not the build.

A Torrens title villa gives you the land and the dwelling outright, with no strata levies and no owners’ corporation. A strata title splits ownership of common property and funds its upkeep through a levy.

Neither is inherently better. Strata makes sense where there is genuine shared infrastructure. Where there is not, a levy is a recurring cost for administration you may not need.

At Tea Gardens the three villas are Torrens title precisely because there is no shared driveway, no common garden and no lift.
