Most buyers meet the phrase “boutique development” in a brochure and take it as marketing. In practice it describes a genuine structural difference in how a project is run.
On a nine-dwelling release, the same people who selected the site are still involved at handover. Decisions about cornices, tapware and driveway falls are made once and applied across every home, not delegated down a chain of subcontractors working to a template.
It also changes the maintenance conversation. A twelve-month maintenance period on nine homes is a manageable commitment. Across four hundred, it becomes a call centre.
The question worth asking any developer is simple: who will still be answering the phone twelve months after settlement?
